Property / Facility Manager

Property/Facility Manager is investment orientated position, due to an operative management of real estate objects on behalf of the owner during the management phase. Facility/Property Manager is responsible for efficient implementation and execution of the object strategy, and property management. Planning, organizing of facility and technical services, monitoring, reporting and risk management on object level are key points for this position.
Responsibilities and Tasks:
- Regular tour of the property and proposing desirable, necessary, necessary interventions
- Organizing the maintenance of technical installations in the house
- Development of bill of quantities
- Engagement of external collaborators for emergency response
- Organization of legally prescribed tests
- Monitoring performance and control whether the work is in accordance with the contract
- Presenting work for third parties
- Organizing cleaning of plots
- Reporting to the property owner by arrangement
- Organizing basic cleaning of interior space, and other types of cleaning: facade cleaning, garage area, the final construction cleaning, cleaning of the ventilation system, cleaning interventions;
- Organizing the tenders, collecting offers, selecting contractors,
- Verification of documentation
- Financial planning, monitoring and cost control
- Monitoring and management of building process
- Take over facility on behalf of the owner
- Review of property and all technical systems with a list of deficiencies
- Monitoring and control of remedying defects within the warranty period
- Development of a plan to maintain the building and all technical systems in the house
Qualifications and requirements:
- Professional:
- Technical basis education (higher technical education institute, Technical University, etc.)
- At least 3+ year experience working in the same or similar jobs;
- Computer literate with good MS Office skills
- Sound command of written and oral English.
- Personal:
- Independent and systematic working style, strong organizational skills
- Self-motivated with a positive and professional approach to work
- Excellent problem solving and critical thinking skills
- Willingness to travel and perform field work
- Driver’s license of B category is desirable
- Proactivity and personal responsibility are absolutely necessary.
