Job description:
General purpose and aim: management and supervision of real estate projects and of real estate –
construction and renovations.
Detailed description of the tasks:
- Management and supervision of real estate investments in Bosnia-Herzegovina, finishing, reconstructions and renovations of our real estates
- Preparation of Business Cases (e.g.data input), analyses and preparation of CAPEX
- Support to our Legal Department in preparation of contracts related to design and construction works
- Active role in tendering procedures related to design and construction works
- Cost analysis, cost monitoring and cost steering of construction works from design stage to completion of works
- Controlling and coordination of constructed process in accordance to local legislation
- Submission of proposals and suggestions for real estate – equipment
- Acceptance of design and construction works from General Planners and Contractors
- Project administration (design documentation, as built documentation, invoice approvals, correspondence)
- Risks related activities to cost increment and extension of time needed for completion of works
- Adjudication of claims for extension of time and costs
- Technical support and due diligence on demand
- Determination of the degree of completion
- Estimation of costs and deadlines until completion
- Examination of the object quality, estimation of costs and deadlines for necessary removal of defects
- Assessment of the project organization
- Checking of the compliance with official authorizations (building permit, usage permit, etc.)
- Technical monitoring (Construction monitoring)
- Technical checks respective technical Due diligence
- Reporting on regular basis regarding progress of works – project status
- Data maintenance in CAFM.
Knowledge and skills required:
- Higher technical education institute, University
- Several years of work experience in the real estate project management or construction sector
- Excellent knowledge of written and spoken English
- Excellent computer literacy (especially MS-Office)
- Valid Class B driver’s license with driver experiences
- Proactivity and personal responsibility are absolutely necessary
- Must be able to maintain a high level of confidentiality with sensitive business information
- Ability to work independently
- Ability to work effectively in teams
- Ability to manage multiple projects simultaneously with attention to detail and timeliness
- Ability to prioritize and met deadlines
- Strong organizational skills and ability to coordinate multiple activities, establish goals and priorities.
