POSITION

Asset Manager is responsible for the setting up real estate strategy, preparation of business plan and cash flow calculation, asset development according to strategy, evaluation of current and potential risks in respect of running costs, management of letting and tasks due to investment proposals, target group setting, feasibility studies and clustering.

Responsibilities and Tasks:

Assessment of measures to increase performance real estate;
Budgeting measures, which are needed for the sale of real estates
Point up of legal issues due to real estate
Coordination of proper hand over of relevant documentation from former owner
Budgeting and controlling property cost and revenues;
Collection of outstanding payments via Team for Property Management
Setting up concept for organization of operation of shopping center
Managing and monitoring of center management company
Preparation of concept for tenant mix and letting of the center
Preparation of standards for letting (standardized rental contracts, etc.)
Assessment of existing rental contracts;
Negotiation with tenants and review of invoicing of rents;
Remedy of defects which are effecting value of a certain property, supported by Team for Property Management
Define and implement measures to increase income and define measures to substain and increase value of real estate
Evaluation of pre-selling activities and obstacles for sale;
Providing all required information and documents requested in cases of sale procedures, and as preparation for sale process;
Providing reports and documentation;
Management roles and tasks by physical tale-over of the property.

Qualifications and requirements:

Professional:

Technical basis education (higher technical education institute, Technical University, etc.)
At least 3+ year experience working in the field real estate management or construction sector
Computer literate with good MS Office skills
Sound command of written and oral English.
